		<description>I do not think it is a Presidential issue as much as it is a bank issue.  The government is making a lot of noice with new programs and supposed bail out programs but in the end they are not the money.  The investors and Wall Street are key to funding these programs and at this point they are not making funds easy to get.  The big challenge is that lenders are not really in the lending game at the moment.  It sounds crazy but it is true.  When the banking credit crisis ebbs and gets farther behind us we will see a change in lender attitudes and the mortgage world may get easier.</description>

		<description>It is still 20% down payment to not have mortgage insurance.  The changes are coming in that they always offered mortgage insurance if you put less than 20% down.  Now, in declining markets, which is basically all of Colorado front range, they will not do mortgage insurance on investment properties or on any cash out refinances.  They also have credit score requirements in deciding if they will do mortgage insurance.  They are not just a service provider anymore, they are a decision maker!</description>

Great article, I just closed a Flex 100, that  will not be available again after June 1st.  This property was not in a declining market, but the appraiser was put through the mill to prove it was not declining.  I think a prudent idea is to put additional time in the contract for approval of the appraisal as it is taking longer to get all the information required by the underwriters.</description>
